1. Your First Call
Your journey begins with a simple conversation. When you get in touch, we take a few minutes to learn about your block location, your design goals and the general budget you have in mind. From there, our team studies your site carefully. We look at the orientation, the movement of cooling sea breezes, the natural light, the slope, nearby properties, existing trees and any features that may influence how your future home should be designed.
This early step gives you peace of mind, because you can see straight away that your home will be shaped around your lifestyle and your land, not squeezed into it.
2. Our First Meeting, The Design Brief
Next, we meet for your design brief. There is very little you need to prepare. Most clients already have some ideas about what they want and what they do not want based on their current home.
We guide you through our proven design brief template, which helps us unpack every important detail in a relaxed and enjoyable conversation that usually takes about 30 minutes.

3. The Initial Design Sketch
This is the moment your home takes shape. Our design team prepares a first sketch that brings your ideas, your block and your lifestyle together. We then sit down with you and walk through the home room by room so you can see how each space flows, connects and feels.
We highlight the features you requested, along with thoughtful touches we add to create better living zones and beautiful elevations. Most clients find the very first sketch is almost exactly what they hoped for, which is a direct result of our design expertise and the streamlined conversations earlier in the process.
4. Modifications and Refinements
Once you have the sketch in your hands, you will have time to live with it, think it through and get a true feel for the design. This step matters because it lets you imagine daily life inside your new home.
If you have questions or would like to make changes, we revise the design and present the updates clearly. This collaborative approach gives you control without the complexity, and ensures every part of your home feels right.
5. Finalising Your Pricing
Throughout the design process, we work with your intended budget in mind. Once the design is refined, we prepare a full quote for your home and all site costs.

6. Signing Your PPA
With your design and pricing confirmed, the next step is the Preparation of Plans Agreement. This allows us to begin your working drawings, engineering, specifications and all relevant documentation required for your building contracts.
This step brings your home out of the concept stage and into full documentation, ready for construction.
7. Building Contracts
We present your contracts along with every document required to formalise your new home. Once signed, our team schedules your project and prepares everything for construction to begin.
8. Construction Begins
Your home now comes to life. Our experienced tradespeople take great pride in the craftsmanship of each stage. Throughout the build, we may organise site meetings to walk you through progress, show you key details and answer your questions.
We also connect you directly with the artisans on site when needed, ensuring every detail reflects the standard you expect and the architectural quality we are known for.
9. Key Handover
Once construction is complete, we meet with you for a final inspection and record any minor items to be completed within the next 10 days. After these final touches, you receive your keys and can step into the home you helped create.
10. Your Maintenance Period
Every Reef View home includes a maintenance period for your peace of mind. After six months, we return to address any minor settlement items that naturally occur as the home settles. This final step closes the loop, ensuring your home is perfect and ready for years of effortless living.
